Types of contract between Landlords and their letting agents
How does it effect you?
Where a tenant is concerned there are usually two main differences in the relationship between the letting agent and the Landlord, these involve the management or maintenance of the property.
Fully Managed:
If the property is classed as fully managed by the letting agent then usually, all your enquiries or ongoing maintenance requests regarding the house will be direct to the letting agent. This means that we take care of anything that goes wrong. Once a problem has been reported, then we send in a dedicated maintenance team to resolve the issue or assess the situation and pass it on to specially contracted professionals to quickly resolve the problem.
Introduction, or Tenant find service:
If the property is (commonly known) on an introduction or tenant find service, this means that once all the funds have been taken and contracts signed, the monies are transferred over to the landlord and from that point onwards any contact regarding any aspect to do with the tenancy or the property has to be direct with the landlord and not the letting agent.
